Generally, we seek out "B" properties in B+/A areas that have value-add potential. Every property is different and considered on it's own merits, but some examples of potential opportunity are deferred maintenance, older amenities/no recent upgrades, higher than average collections and lack of adequate management.

Market selection is the first step in our targeted process. We employ data scientists who analyze many factors in emerging locations throughout the US, such as job growth and stability, as well as less obvious criteria like infrastructure investment.
Most of the deals we look at don’t make the cut. Of the ones that do, our primary analysis is based on the current, actual financial state of the property.
Pro forma projections are helpful, but never a deciding factor.

Deals that are listed publicly are often tough to compete for. Many buyer groups are willing to overpay, beyond what the underwriting may dictate. When we submit an offer to purchase, it is at a price and with terms that are fair and that will most benefit our investors.
Pre-market and off market deals often come to our attention; our broker relationships in key markets provide these opportunities regularly. We maintain an ability to move quickly to capitalize on the best of these deals.
Our projects are generally written to a 3-5 year exit strategy, with the primary focus always on return of capital and generation of profit to the investor group.

Once we have an accepted offer, we move into an “Access Agreement” period wherein our team of multifamily experts personally inspect the physical property. We also perform a full audit on all leases and financials. On site inspection of every unit, all buildings and facilities, top to bottom and a full audit provide the clearest picture of all potential risks.
When this process is complete and only if the property passes this full assessment, we then move forward, confident of “no surprises” after closing.
Competent asset management is crucial to executing the overall plan for the property. Balancing the right improvements with rent growth and stabilization ensure a predictable tenant base and long term success.
Our prime focus is to make sure we are leaving places better than we found them, and giving people something better than they had before. Asset management “with a heart” builds strong tenant loyalty, which translates to stable occupancy and quality improvements to the asset.
